January 2019 LAI Luncheon
The economy is firing on nearly all cylinders, and business and consumer confidence is high. For those of us paying attention, however, the alarm bells are clanging as often occurs when we approach a market peak. This may be as good as it gets! The market is clearly jittery, a trade war is in partial play, foreign markets are slowing or worse, interest rates, the federal deficit and the dollar are rising, the yield curve has inverted, corporate debt has reached scary levels, and the US economy has been slowing. Add in political turmoil and it is hard to see strong continued growth. But is this the harbinger of merely slower growth, a downturn or the R word as some are forecasting? And what is the role of real estate in all this and how should this impact our investment strategy? And more importantly, how will this impact us here in the Bay Area? Please join Alan Billingsley, Andrew Nelson, along with LAI members and guests for a spirited conversation on the outlook for commercial real estate in 2019 as we pass a market peak.

BIOGRAPHIES
ALAN BILLINGSLEY Mr. Billingsley served as head of research and investment strategy for RREEF/Deutsche Asset Management for 13 years, previously consulting in land economics at The Sedway Group and Economics Research Associates. He currently focuses his efforts in managing a moderate sized portfolio of residential investment properties. He continues to pursue his interests in land economics, particularly as they relate to the San Francisco Bay Area. He is an active member of the Urban Land Institute, Lambda Alpha International, Counselors of Real Estate; and SPUR. He serves on the Executive Board of SWA Group, an international landscape architecture and planning firm and the Advisory Board for Sack Properties, a private equity investor in multi-family properties.
ANDREW NELSON As Chief U.S. Economist, Andrew develops the firms economic and market perspectives and provides strategic advice to the firms clients. In collaboration with the U.S. leadership team, he is responsible for driving Colliers' research agenda and leading the U.S. research team in providing insight, thought leadership and guidance about commercial real estate, capital markets and financial investment and related sectors.
Prior to Colliers, Andrew spent eight years at Deutsche Asset & Wealth Management, most recently as Director, Research & Strategy in the Americas, where he managed the U.S. Research team and was the retail sector and sustainability specialist. Previously he held a variety of leadership positions in both the public and private sectors including Vice President of HOK Advance Strategies, where he served as national practice leader of the Portfolio Services service line. He also managed a construction-lending program for the World Bank in Russia, held a two-year Community Builder fellowship with the U.S. Department of Housing and Urban Development, and managed the regional real estate consulting practice at Deloitte & Touche in San Francisco.
Andrew holds a Master of City and Regional Planning from Harvard University and is the author of numerous articles on real estate sustainability, macroeconomics, retail sector dynamics and other topics in property economics, market research and demographics. Andrew has been the invited speaker at numerous professional conferences including for the Mortgage Bankers Association (MBA), the U.S. Green Building Council (USGBC), the Urban Land Institute (ULI), the International Council of Shopping Centers (ICSC), the Counselors of Real Estate (CRE), the Institute of Real Estate Management (IREM), the National Association of Real Estate Investment Trusts (NAREIT), the National Council of Real Estate Investment Fiduciaries (NCREIF), and the Pension Real Estate Association (PREA).
Among other industry involvement, Andrew service on the ULIs Commercial and Retail Development Council -- Platinum Flight and was Chair of the North American Research Task Force for ICSC. He holds a Counselor of Real Estate (CRE) designation and is a certified general real estate appraiser in California. He received a 2015 Gold Medallion Award for research from ICSC and was inducted into the Lambda Alpha International land economics honor society in 2014.
