The successful transformation of a major public property requires a productive, flexible and creative working partnership between public agencies and developers. Alameda Point, the conversion of the former Naval Air Station Alameda, presents a case study in which the City of Alameda has taken significant leadership. Hear from the City's Jennifer Ott and developer partner, Bruce Dorfman with Trammel Crow Residential, how specific circumstances have shaped their partnership.

JENNIFER OTT
Jennifer Ott, Director of Base Reuse and Transportation Planning, manages the reuse and redevelopment of 880 acres of the former Naval Air Station Alameda for the City of Alameda, including overseeing property conveyance and environmental clean-up by the Navy; the local and regional planning, entitlement and regulatory process; disposition and development transactions with developers; and its $12 million leasing program. Ms. Ott also oversees major Citywide transportation planning efforts, such as the upcoming Citywide Transit and Transportation Demand Management planning process. Prior to coming to Alameda, Ms. Ott was Vice-President at Economic & Planning Systems, a land use policy and real estate economics consulting firm. Ms. Ott has a Master of Public Policy from the University of California, Berkeley.
BRUCE DORFMAN
Bruce Dorfman currently serves as Senior Managing Director for Trammell Crow Residentials Northern California Division, a developer of high-density, mixed-use properties in core Bay Area locations. He is also a co-founder of Education Housing Partners, Inc. a California non-profit, public benefit corporation that exclusively focuses on the development of workforce housing for public school districts and agencies. EHP has been on the forefront of building workforce housing since being selected by the Santa Clara Unified School District in 2000 as the design/build developer of the award winning Casa del Maestro community.
Previously, Mr. Dorfman was a co-founder of Thompson | Dorfman Partners, LLC, a Mill Valley-based developer of luxury multi-family projects in which he managed the firms development and financing activities. Mr. Dorfman obtained his Bachelor of Science degree from the College of Engineering at the University of Michigan and received his MBA from the University of California, Los Angeles. He currently serves on the boards of a number of local non-profits, and is a member of the Urban Land Institute (ULI) and Lambda Alpha International, an honorary land use economics society.
