Ballast Point Carroll Way The original 110,000 SF, 1979 tilt-up building was occupied from the beginning by the Van Can Company, a manufacturer of cans for the San Diego tuna fishing industry. On the south side of the building, years of metal stamping and forming operations resulted in an oil-soaked floor slab. The north side was used for warehousing and shipping. When Ballast Point leased the building from Fenton Company 2013, the entire interior was gutted, save for the 4000 amp main electrical service that was located on a mezzanine in one corner.
Smith Consulting Architects renovated and expanded the building to become a 128,000 square foot facility housing a 1 million barrel capacity brewery and corporate headquarters. Work included remodeling the site and building exterior, adding windows, constructing an 18,000 sq.ft. second floor within the south side high-bay. The north side houses an exhibition Brewhouse, fermenters, refrigerated storage, and new bottling, canning and keg lines. Working with interior designer David Robinson, the team created a 3,000 SF tasting room and 9,500 SF dining room / kitchen on the ground floor of the two-story portion.
Additional work continues today, with the construction of a second brewhouse and installation of additional fermenters to support growth.
Smith Consulting Architects' previous projects for Ballast Point include expanding the original location in Scripps Ranch and designing the India Street tasting room. Projects on the boards include new tasting rooms in Temecula and Long Beach.
