Inflation vs. Escalation - Facts, Trends & Forecast
Construction escalation and general consumer inflation are terms that are sometimes used interchangeably. However, the trends and data suggest that construction escalation, based on several decades of trends, has doubled the consumer inflation. On the contrast however, between 2009 and 2012, that long term trend did not hold up. During that period construction costs deflated, primarily influenced by depressed bid margins, which had been driven lower due to diminished work volumes. Starting 2013, that has changed again and work volume has increased, and short term construction escalation has increased now to more than double consumer inflation. If consumer inflation reacts to monetary policies, and if it holds true that long-term trends eventually return to the norm, we may soon be experiencing rapid acceleration in construction inflation.
PRESENTER: Hanif Khan, CCP, PMP, AVS
Hanif Khan is Director of Project Services Division at the Seattle Public Utilities (SPU), where he manages project management processes, project controls, value engineering, and public works contracting on a portfolio of 70+ active projects totaling over $1.2 billion. Before joining SPU, he worked as a project manager on EPC of energy projects in several locations in USA and internationally. Hanif has a BSc in Mechanical Engineering; and a MS in Construction Management from University of Washington; he is also an active board member of the Seattle AACE Section.

The member price for this event is $32.00 if you register before 12:00 Noon on the Monday immediately preceding the meeting; late registration is $37.00. Non-members will be charged $39.00 before 12:00 Noon on the Monday immediately preceding the meeting, and $45.00 thereafter.

A very limited of first come first served meals will be available at the door.
MENU:
You may order Curry Roasted Prawns with Mango Chutney, Pan Seared Steak Sukiyaki or Vegetarian (requires one week advance notice) dinner. If you have specific dietary restrictions please contact us at aaceseattle@gmail.com so that we can accommodate you. The AACE Seattle Section will be rotating menu selections this program year; we are interested in obtaining your feedback!

The AACE Seattle Section must pay for all meals that are ordered. If you RSVP that you will attend, you are responsible for the bill of your meal. In addition, if you attend without an RSVP there is a possibility that your meal options will be limited from those listed above. AACE Seattle Section meets the 2nd Thursday of each month from September through May (excluding December). Each meeting with a technical presentation qualifies for .25 Continuing Education Units (CEUs) towards your CCP/CEP/CFCC/DRMP/EVP/PSP recertification requirements.
