SOLUTIONS TO SAN FRANCISCO'S AFFORDABLE HOUSING CRISIS

Some would argue that San Francisco has never been an affordable place to live, but few would disagree that the city today faces an affordable housing crisis of unprecedented proportions.  According to California's Employment Development Department, over the past five years the number of employed residents in San Francisco has jumped by 25 percent, an increase of 105,000 people.  During that same time, only about 7,000 new housing units have been constructed, which has led to intense competition for space and skyrocketing prices.  While the trends for new construction are positive  more than 3,500 new units were constructed in 2014, a 50% increase compared to 2013, and more than 50,000 new units were in the pipeline as of 3rd Quarter 2014  it is clear that more needs to be done to create permanently affordable housing for San Francisco.

Come hear from three leading housing and policy experts on the challenges and solutions for San Francisco's affordable housing crisis.

DON FALK
As Chief Executive Officer of Tenderloin Neighborhood Development Corporation (TNDC), Don Falk leads a community-based, non-profit housing development, management and social services agency in San Francisco with 300 employees and 30 properties containing over 2,500 homes housing nearly 3,500 people, nearly 25% of whom came to the organization out of homelessness.  He is a past president of the Nonprofit Housing Association of Northern California.  Mr. Falk earned a Master's in Public Policy from the University of California, Berkeley, and a BA with honors in Economics and Urban Studies from Oberlin College.

SARAH DENNIS PHILLIPS
Sarah Dennis Phillips has worked on housing anddevelopment policywith the City of San Francisco for the past 9 years, first with the Planning Department and currently with the Mayor's Office.  She is currently responsible for achievement of the Mayor's 30/50/30 housing targets, and manages numerous other housing directives.  She also acts as project director for major public-private development projects like Forest City's Pier 70 project along San Francisco's southern waterfront. She holds degrees in urban planning, landscape architecture and architecture from the University of Virginia and Harvard University.

ERIC TAO
Eric Tao is the president/CEO of AGI Avant. He has 20 years of experience in the real estate industry and has led the acquisition, entitlement, financing, development and disposition of over 1,500 multifamily residential units in the San Francisco Bay Area with a focus on transit oriented urban infill projects. AGI Avant was formed in 2006 to manage multifamily development investments for CalPERS. At AGI Avant, Tao has guided the development of nearly 700 new units and secured the pipeline of an additional 450+ new apartment units in the emerging San Francisco SoMa, Dogpatch and Mid-Market districts.  Eric is a graduate of Pomona College in Claremont, CA and he received his Juris Doctorate from UC Hastings College of Law. Originally hailing from Hilo, Hawai'i, he now lives with his wife Brooke and three children on the Island of San Francisco.
